Better interest rate, but far more importantly you can transition the debt into 30 year fixed rate and lock in an artificially low rate.  

At most do some painting, maybe refinish the floors, change out the locks and call it a day.The first investment really is like your learners permit. 

I've seen non-compete docs for agents looking to lock in clients/investors to work with them exclusively, but not necessarily from investor to investor.Why do you feel you need to get this type of agreement in place? 

We are now looking at how to lock in great rates for a longer time frame as we are comfortable with our business plan working as planned and expect a very high probability that we would hold these for at least 15-20 years if not indefinitely.

For now a sizable portion of it is locked up in a fully paid off brownstone in Boston, but I expect to sell that within a year or so.

Our last one was 20% down 5.25% locked in for 10 years and amortized over 25 years.

For instance, the bathroom door knob was backwards, thereby able to lock someone IN the bathroom.

Locked in at 3.5% for 30 years (bought down with 1.533 points).
