Hi Erin - solid rental area (I live in a neighboring town). 

Its considered a primary residence if you lived there 2 of the last 5 years.

-Section8 tenants typically live in properties several more years than market tenants.

I lived off of those commission notes for first half of the 80s.. not always did i have to do that but I bet I stack up 100k or more of those notes and in early 80s that was real money LOL..

I live the greater Vancouver area and am seeing a lot of people selling as their investments turn into negative cashflow situations.

It seems legit but I don't want to waste money if it isn't worth the cost.Also, I live in Kentucky, which I learned is a state that requires an attorney to sign off on all sales.

We all live in the two homes too.

PadSplit / co-living are just now becoming popular around this area but the problem is determining the rents so I can perform my underwriting accurately.

We are in contract with a mulit-unit home (2 duplexes and 1 single family home) on the North Shore of Oahu and looking into the idea of opening up a Group Home for Senior or Assisted Living.
