If your heirs deserve it, they can inherit the whole shebang with a stepped up basis and never pay cap gains tax till they sell.

I was rounded on for never even considering paying someone to move out, whilst the spineless landlords would pay out because it lessened their financial loss.Yet in this thread, every landlord is hard as nails "evict on the 6th", whereas I'll work with a tenant and most times get paid in full, rather than have a property empty for month after getting rid of a tenant that most of you would get rid of in a heartbeat.

If it's currently open, determine name and contact info for the PR (personal representative, administrator or executor).If probate already closed, determine who property was distributed to (inherited).If no probate (I use the term "pre-probate"), you now need to convince the family if the benefits of selling oroperty to you and the need to probate the Decedent's estate in order to do so.
