The issue I'm having, embarrassingly enough, is that I didn't get into this current job making $760 per week until Late March of this year and my previous job income was pathetic making $11 per hour at 37 hours per week.

I lived in Berkshire county for 2 yrs quite some time agoDidn't appear to be great flipping area but good buy and hold areamaybe things have changed and GE or other companies have brought jobs there best of fortune to you .

You could get a real estate license if you have little money or if you do get a job right out of school you could buy a property that allows you to rent out space (either a separate unit or bedroom(s) ) AKA House Hacking.

although if you can move in an out really really quick that can mitigate.when I ran my HML in PDX the guys I saw pay the most were the smaller rehab contractors who were basically buying a job.. they figured if they could make wages plus a profit.. they would take on skinnier deals.... those deals would not work for an investor who does not strap on a tool belt.

Power wash it then decide if it's sound enough to just spray with a good coat of exterior paint, easy spray paint job top to bottom inside & out. .. touch up trim with a accent different color.. it's cute.
