They collect everything and send you the reports with the details you will want.

I'm hoping any or all of you would be willing to share details of the MHP deals you've done so we can all learn from each other...Anyone willing please share as much detail as possible such as number of units, #of park owned homes, purchase price, lot rents, loan structure, infrastructure, capital improvements needed, value adds etc...mistakes made, hindsight lessons etc...

I want to go under contract just need the details on how to back out if everything doesn’t check during the inspection process.

The total amount of damage is close to $18k, which far exceeds their security deposit.We sent an Invoice and broke down all the damages by line item and even gave them receipts for what we had and also estimates for the major items like damages to carpet (brand new and installed just prior to their tenancy) and major gouges and deep scratches in all major rooms (we have pictures of everything). 

They both give you a very detailed estimate along with vacancy rate trends.

I have learned that deals are coming to quickly to try and figure out every little detail as I go.
