Some agents do not have the drive and it is really important to have with working with new buyers in this market.

Where you get them isn't as important as how you get them.

@Craig Poskus more important than taking advantage of cost segregation on the $75K improvements, is actually doing it on the entire property.

They should know and understand how to get you thru the rough patches and equally important, they will make sure you dont get arogant or cocky as a result of a single success. 

Getting a good agent who works for you is the most important thing.  

I guess the only thing you need to keep in mind is that saving on taxes is important, but getting a great deal is too! 

They'll also be able to help you determine reasonable compensation (an important aspect of S-Corps), and also help you with the cost breakouts of the sale.Please note that I don't know every detail of your situation, so the strategy I mentioned may not completely apply to you.

There are tons of free ones floating around but its important to understand your contract and the terms within. 

If you are going to be purchasing lists and spending additional funds to send them postage, the most important question should be which data is the most accurate.
