Which is assuredly a whole lot less than you're going to need to live comfortably.But if you move and implement the plan I'm advising you to follow, every 5 years you could potentially purchase another $300k property, and own 5 of them by the time you retire.

By doing this will a future lender see this as an added debt against my income and prevent me from qualifying for a conventional and or FHA loan?

How would you implement the rent raise gradually?

I guess the prevention for that is not to do it unless you can make the payments regardless of how the investment turns out.
