It's like CarMax, people still trade in their cars to other dealers at wholesale prices even though CarMax practices a similar model.What I don't understand is how do they operate on such thin margins if the market shifts to a buyers market or even just a softer sellers market?

I don't want to share anymore of what I might offer here unsolicited, but if you're ever looking to expand your team, I am possibly the most organized human you've ever met, (or at least in the top 3 ;)), am passionate about this field, and am looking to get connected with a flipping team to add my strengths to.

It is human nature to resent having to pay rent to the landlord every month.  

tenants will try anything and everything to minimize the amount that they pay ( it is human nature ) but this is a business and you must treat it as such.  

@Matthew Wright, You use some interesting phrasing (broker dealer speak :) so I'm not exactly sure what you're meaning to ask.  

The human in me applaud's you for your ethics but , the business man in me wants to slap you very softly lol..only because, if you had bought those properties for more money and they were not paid for ..would you then raise the rents to iindustry standard minus the discount for being on time .. ?

If they do not want to stay based on being happy then a bribe will not change that and I do not want them if they do not want to stay.Always interesting how some people have no concept of human nature.
