If you were flipping it, I'd probably swing the other way and leave it flat.

Those with skills and knowledge can swing that, 100% deals are pretty common for me to put together, if the pieces fit.  

Views of the ocean, harbor and golf course abound from throughout the property.

Also, I'm considering setting up a golf outing in the spring if there is any interest in that. 

I am a young professional and currently can't afford that but might be able to swing 10-15%.

The Northern part has a beautiful golf course called Dubsdread.

Larger, growing markets with a more significant pool of ready buyers will experience less volatile cap rate swings in declining markets, and as David T said, projects with steep value-add opportunities can overcome the losses due to cap rate expansion in many cases.   

But if the skills you bring to the table are limited, or like many of us, you can’t swing a hammer without nursing a swollen thumb afterwards, then contractors it is.Good contractors are worth their weight in gold.
