A few hundred extra dollars with the reduced interest will really add up quickly.That said for experienced investors who know how to make better returns on their money I recommend against it.

Educated buyers are only going to purchase a property that can produce a decent return, and that means total revenue minus total costs. 

I see the kind of returns people in those states are getting and the lengths they are having to go through to get them and it is laughable.
