He is probably going to be straight up going forward.If you are still uneasy then pay him out now to ease your mind and start fresh.

Sorry this is not acceptable - I pay most trades on Friday, because everything is still fresh in everyone's memory and if we have disagreements or questions its easy to settle, because we all remember. 

Honestly, if it was me I would wait a full month, see how they behave once you take over and how they pay rent when it is due in April, and then issue fresh lease Agreements to go into effect 5/1/21 for the ones you feel good about.

The seller is now selling to get rid of the property and even though they verbally agreed to leave 3 weeks ago and have moved all their stuff to storage, they now claim they want it in writing (Notice to Vacate).

@Kristin Kiddy, Even in the briefest of moments in between sale and purchase while the escrow officer picks up a fresh pen you will have constructive receipt of the funds without a QI documentation on the settlement statements.

These are short term solutions to find housing but you seem to be given a fresh start with this new job. 

When they move on start fresh,  Deep clean the unit and use your policy on the next tenant.
