Someone had set a small fire in the kitchen and scorched the floor and some of the surrounding walls.

The 17 year tenant is a smoker a smoker and the previous owner never replaced flooring.

House has good hardwood floors.

We are talking about a basement apartment where the humidity is coming from the floor and the walls- not the air like upstairs.Also- is the tenant paying electric?

I called several cleaning companies and eventually found one that dealt with this kind of situation.

Like laundry, lawn, pool, house cleaning, car detailing, dog sitter, ranch hand and personal assistant.

However I am adding central air and second floor laundry.

So with the $100,000 that I am receiving I was thinking of putting 50,000 towards my first home to pay it off in 5 years which will give me $1,900 a month clean and take the other 50,000 as a down payment for my second new home not sure if this is a wise move any advice will help, thank you.

If the junk was cleaned out it would probably look a lot better.
