100K may not be able to buy something in the markets you want, but 100K can buy something in a B+ neighborhood in a tier 2 tier 3 city. 

As we toured selected homes that fit our investment criteria (3BR/1Bth @ $200/mth cash flow and 12% cash on cash), we walked into a cute and renovated home and noticed that we could only count 2 bedrooms!

Guthrie now lives in a rental a few blocks away.It’s in a safe neighborhood where private security guards patrol at night.

If you upgrade the exterior dramatically, the building may end up standing out and looking odd / not fitting in...

Although as I state.. its alive and well in low value asset areas and rough neighborhoods that are underserved by the real estate community at large..either for reasons of valuations so low or physical risk that is real especially for real estate ladies. 

2) What are the ballpark rental/sales prices for X neighborhoods?

Any suggestions on areas the fit the bill?
