If you're approaching private money like friends/family/coworkers that like you (these are my favorite go to lenders) I present them the opportunity how I like to see it, which is a favorable win for me, and let them know that terms are flexible so to not shoot the deal down because of one sticking point.  

In my area, as homes enter the market I can tell instantly if it will go fast (nice kitchen, lighter than darker colors, a few nice bathrooms).

I was just wondering if anyone has standard colors for walls and trim, tile choices for bathrooms, material types/styles/design colors for floors, etc. 

However, if you reject them because you didn't like the way their car looked, what do you put in the content of the letter so that they do not I think that they were discriminated against, based on race, color, religion, Etc?

Give away some incentive, offer 50% off their second month's rent, reduce the monthly rent, offer to paint some accent walls to any color they choose, etc.You've got to figure out the reason it's not renting.

It  looks amazing, the colors are awesome-- but it looks dark.
