As the rentals I own (and continue to build) are fairly turnkey I am confident I can deal with the few problems as they come up remotely; calling tradesmen to address issues, etc.

These guys were fairly active here in town.

What I usually do is hit google for lenders, accumulate about 15 names/numbers/email addresses and then contact all of them and tell them what I'm trying to put together, the best one to deal with usually presents themselves fairly quickly in my experience.

Samantha have you taken any fair housing classes? 

foreclosures on the auction sites seem like bargains, but you can't win until you meet a "reserve."  

While this is a fairly fun job, it gets boring/repetitive after a while and it can be a cubicle job at times (awful).

Change out lights with low-e permanent LEDs, and make sure you have good furnaces so they don't use space heaters, and you will be fairly safe.
