I think your not taking any fee up front is risky.and again buying that cheap of asset for long term wealth or grow is not realistic at all.and time will tell.Owner occs buy in great school districts and pretty much in the mid west at 100k an above.because they can buy a great house with a payment the same as rent they don't want to or need to live in the C class areas which are what 35k all in houses are .

Today I have to admit you can't buy any good school districts because you can't afford it so remove school districts from my list and focus on 3 bed 2 bath decent neighborhood close to a freeway where the rent is middle blue collar basically basically $25 an hour combined income times 2 people working times 40 king times 40 hours week times 4 / 4 is what the rent should be and an Atlanta that's around 1500 a month.

It also probably helps that there are very few affordable units in the school district my property is in as it is mostly owner occupied houses and new construction apartments that while nicer on the inside, go for $1600.
