What would you recommend as the most cost-effective approach to obtaining all the necessary elements for a building permit?

My church has a 100+ year old building (original church)  that is on less than 2 acres which includes a cemetery across the street from our current building located in JeffersonCounty,  MO. 

There are many factors to look at.

Build  2 CO Sept 2023Build 3 CO  Nov 2023Apprised at $535K.

Over the years I've been involved in spec building projects of houses, small office parks, office/retail condos, etc.

Hold, continue building equity, and in the long run you will do well.

I think that's the magic 4 factors.

We are quite advanced in the process but would appreciate feedback on the LTC targets for similar builds and whether any of our numbers might be overstated or overlooked.Thank you!  

@Jimmy Johnson rentometer is pretty good as long as you know it lumps together duplexes, luxury apartments, SFR's etc. make sure to only compare the comps that are like to the building you have.
