What do you normally expect in a bid from an architect in terms of content? 

The property has lots of differed maintenance (more than we expected) and HVAC units and water heaters that are all near end-of-life (all were installed at the same time). 

I haven't dug deep into it but basically I should expect to pay higher down payments and interest rates in exchange for not having to verify my income.

Where it gets fuzzy is - how much does HUD (their software, to be exact) expects to get, for the bid to be accepted?

Example 2: they wanted 300-400 to fix broken glass in door.

They battery went out on the garage remote and they told me the garage door was broken. 

I'm just wondering what to expect to come when I have a seller sign the contract, he's taken care of for the time being, then after I find an investor and he for sure wants the property, what to expect?

How old are they and what do you expect their relative life expectancy to be? 

Expect the ground to settle for 5 ish years so you’ll likely end up levelling with sand (if you’re lucky) or dirt more seed/ sod later on.
