Hello,Total purchase was $602,000 plus closing costs (appx: $8,000)The cost for the ADU was $265,000  ( It is a 3 bedroom 3 bath with a kitchen and 2 wet bars which I rent separately , including Plans and permits (Appx: $ 15,000)This was my first property when I did this, I paid for the ADU with lines of credits and credit cards and than refinanced and paid them off.I noticed you said it sounds kind of high, are you located in the Los Angeles area ?

Investors are celebrating rent increases left and right but ignoring the fact that, while their tenants can "afford" the increased rents on a rent-to-income analysis, they cannot afford the rents on an income-to-expense analysis, when you include their cars, credit cards, etc.

Then, I would stop your contributions of $500/month to "savings" and just hammer out that credit card debt. 

Again, another big advantage is that you would not have to have a realtor escort you to a property you want to look at. you would simply contact the listing agent, get permission, and you can let yourself in.

I charge everything I can on airline rewards cards and pay it off each month out of the proper account.
