This to rent out or to flip?

Our goal is to do our first deal within a year most likely a buy and hold SFH or fix and flip here in Omaha but I am interested in other areas like note investing.

I'm rehabbing a retail flip at the same time I'm renovating a two unit rental property.  

@Dan WhiteThe unique/interesting thing with partnerships that I like is that everything is negotiable.On the most recent Biggerpockets podcast, the guest mentioned starting out as a wholesaler and then bringing a deal to a flipper in exchange for a profit and to be showed how to do a successful flip.

Is there anyone who can help or share a sample contact that will work for wholesaling deals as well as buying to rent and flip?

These are probably big fans of Flip or Flop and watching TV can make it look easy. :)
