Response rates aren't that high so you need a large sample size.2) Don't forget most people don't hear results until the 3rd-5th mailings so you need to stick to it3) Unless you're super small, you'll need software eventually or you'll ineffectively spend your time writing each letter individually, stamping, and mailing.

The parks usually represent a lot of low property tax assessments and create a headache for the muni's so they are glad to see them go.Buying one on a corner where I could eventually sell of the land for development,develop myself, or do a JV sounds interesting.Buying rural or weak suburban just for the cash flow unless you live local and are building a legacy portfolio doesn't make sense.

Also, when I eventually sell the property and am required to begin withdrawals at age 70 1/2,  wouldn't my withdrawals be taxed as ordinary income vs being taxed as a more favorable long term gain outside my IRA?
