Each flip, we are planning on adding one more to the collection.This flip we closed on was in Fort Atkinson, Wisconsin as we noticed the bigger city market in Madison has been CRAZY with competition.With a purchase price of $60,000 and an estimated ARV of $150,000-$160,000 we have plenty of room to do a nice rehab.What are your thoughts on closing gifts?

So, barring any state moratoriums on evictions (of which there are plenty right now), technically, you can still evict for other violations of the lease not related to payment of rent.

Like I said if the tenants don't move out its fine with me as long as theyre paying but I kind of need to move into the unit within 60 days and the previous owner and his broker didn't let the tenants know anything. it's definitely a hassle but its worked out for the most part, the tenants are nice people I gave them plenty of time and I know moving is a huge hassle so they can make their own plans and let me know the house isnt terribly expensive on the mortgage so I can hold it.

I'd check with my attorney, some states limit the dollar amount that an LLC can be liable for, so at a certain point the cash and equity controlled by your LLC might be irrelevant and one or two could be plenty.
