hi there,i'm looking at the attached document and am wondering if this deal is too good to be true.i think i'd try to negotiate to the average price per sqft mentioned in the document, which would put me around $45k. with that figure and an $825/mo rent i'd be getting 29.5% cash on cash return.am i missing something, some devil in the details?

And at the end of the day if you looking for ways to pull money out of the property there are methods now that will allow you to get a no document, non recourse loan as high as high 60% LTV.

Go to the County Judge's office and ask which lawyers file the most evictions and get a copy of their documents as public record so you can see how they do it and use that as your guide if you want to do it yourself.I'd be curious to hear how many hours per month you and your family allocate to managing this property using your approach.

Not sure if it's allowed but if you have a contractor contact who could help you build an estimate of repairs it would be helpful to leave some copies on the kitchen counter as well as loading a copy of it up on the documents section of your MLS.

A lender should be able to give you a more definitive answer or have an underwriter look at your file.I would recommend having the lender review all your documentation and giving you a formal pre approval.
