Yes, the strategy certainly works, Buddy is right that there can be brain damage, time and attorney with court costs, it can be dragged out depending on the court, my experience is that it's about the same as other civil suits, but never had to go.Key too is the % of ownership in TIC, they may not be the same, so ensure the interests are the same or adjust the price accordingly.Usually, the other owner will raise heck thinking you can't do that, the first reaction, then they call an attorney and find out you can.
