I'm not sure of your overall portfolio status, which is a big consideration, but on the commercial side typically our target is to have a 5% +/- vacancy rate (as long as we know our leasing team isn't slacking).

Good rates, team, and they always have leads on people selling buildings and put together deals.

Depending your goals and resources, if you get the right team on the ground, investing here (especially since you know the area), could be an excellent option.
