Average rent on 3 bed SF about $1400.  

What I am looking at now, however, is buying a large SFH (5+ beds and 2+ baths) which can sell for less than $400k, and renting out the other rooms.

Each unit has 3 beds 1.5bath currently renting at $1050 a month with tenants currently in them.

My target market is families with young children who require homes with 3 bed, 2 baths, and 2 garages.I quickly realised that it is very difficult to find cashflow properties in Cape Town. 

For example, worth 75% of two single family of same size/beds/baths?   

Plus, extremely minimalistic furniture (inflatable bed, foldable chair, foldable table).

Added 3/4" crushed rock for the driveway and behind the house and bark in the flower bed and along the left side of the house.
