@Aaron GowinJust saying that every time you hear someone who wants to dabble in rentals its student housing because its the most mentally convenient.

Those things are all fine to do, but they are primarily a growth game, and not about income as much (distressed assets have income, but also much risk).You need to get started today with the mentality of that 48 year old.

Hi guys.My wife and I along with my 6 year old daughter are emigrating to Sarasota to start a property management company.

The daughter said her mother bought the house from an investor.

I was simply speaking to the tendency toward victim mentality some people in that demographic have, and how we as landlords and potential landlords can avoid trouble while maintaining our internal standards for tenants.

I think what holds me back on multi-family is fear of the unknown, maybe fear that this investment is going to take up all my time (I've enjoyed watching my ten month old daughter grow up since day 1 since I work from home), but I know it's an irrational fear and I just need to go out and do it!  

While we don't really have to worry about my daughter going to school there for at least 5 more years (I don't think elementary is really going to tarnish her no matter where she goes), we will eventually be moving somewhere.
