@Loic Billiau if you own single family residential and after 5 years, you made 10% return, then I would consider that doing well.  

I have no problem with being forward with him (He is my brother after all) but I want to make sure I'm not missing any questions/statements that should be made, as well as treating him fairly as an investor.

When we initially stepped out from our custom home building business into the investing space we focused on long term rentals.  

My rental portfolio is made up of duplexes and SFHs.

I made the first jump this year, when I rented out my primary home in a good school district and moved up into a bigger place in the same zipcode.

The owner, Chris, is phenomenal and if it weren't for the way he views customer service and the culture of the company I'm not sure I'd have taken a position in this field.  

I have availability the following week, the wife made plans for Saint Joe's Beach, MI tomorrow through Sunday.
