You still have to know the market, you still have to setup a team, you still have to do you dd...distance investing just forces you to get really good at doing all those things efficiently.

I currently live in Dublin in Ireland and I'm thinking about investing here (I have some long distance investments in Poland).

There appear to be some promising deals all across this state... any tips for moderately long-distance investing?

I recently started researching properties in the area that I'm interested in (long-distance investing in Wisconsin).

They're willing to work for hours on end, take business travel, commute excessively, miss their kids' life, have set limited vacations, etc.

We moved from IL to In for a better quality of life when it comes to commute, property taxes and closer to family.

@David VanWertIn my area I look at the outskirts where people commute from.

Routes 44, 24 and I-495 go through it and it has commuter rail service too.

I have some good success on lowering property taxes through rural properties that are in commuting distance to a major city. 

In your specific situation I would definitely read David Green's long distance real estate investing book.
