Procurement Cause Issue Wisconsin

I recently started researching properties in the area that I'm interested in (long-distance investing in Wisconsin). I saw one that I thought had real potential based on my analysis and reached out to the Seller's agent to get some more information about it over the phone. I did this before I had an agent of my own and so when I told my new agent about this interaction he told me he wouldn't be able to help me with that home because of procurement cause. I did not know any of this when I contacted the Seller's agent. When I called the Seller's agent, we only talked about the property information and that I may have a friend stop by and check out the property, but didn't make any agreements. Do you think my agent is right about this being a procurement cause issue? Or could I have him go and check out the property for me, write an offer for me and earn commission without procurement cause issues?

The agent should know the guidelines for this, in his area.  If you like the property, see if he’ll contact the other agent to see if that agent has any issues with it.  If some buyer just called me for basic info on one of my listings, I’d never even think of trying to make the procuring cause argument. Typically for procuring cause the agent would have at least needed to have shown the property and/or at least have actually made the client aware of the property in the first place.....neither of those occurred here.
