@Seth Tandett because you are looking for a commercial developer you are dealing with a much smaller subset of people, and most commercial developments are run by corporations not individuals so you'll have a tougher time getting your foot in the door.

You can find neglected storage properties for $15-25 per square foot....fill em up and then sell for 7-9 CAP which often equates to $50-60 per square foot!
