@Don Harris ok I will @Ryan Canfield it just depends on your budget, drive for dollars is a cheaper route and will give you somewhat of a exclusive list, definitely high equity, absentee owner 3 bed 2 bath 1500 square feet but it would be good to ask your buyers what they want.

Renting out a cheaper unit might help you.  

I tell people who want to get into the cheaper homes to move up a little in price and buy in 38128, to the east. 

Would be much cheaper than attaching new drywall throughout, right?

In almost every case the cheaper manager is also much small than the companies I have listed above.

You might try to offer him a few hundred bucks to move, if he doesn't damage the house and will move within 48 hours, cheaper and easier than eviction.

It seems like he does a good job and he can do it cheaper than hiring a specialized person (Ie: electrician/plumber etc) from what I've found so far.

Those two options are considerably cheaper than a jv and less hassle over time. 

The Single Family Home was a lot cheaper than the Duplex which helped ease my worries a bit. 

The cheaper houses we use prefab and the more expensive houses we use custom.For lighting and fixtures, it's all a matter of how much time you have.
