Usually only business purpose mortgages (DSCR or debt service coverage ratio) or non-conventional (Non QM) permit the contract and closing to occur in the businesses name. 

As time moves on and people are stepping up their design game (As an STR Designer this makes me SOOOO darn happy!)

@Tim JohnsonThere are essentially two ways (and a few variations) to purchase this deal, depending on how the owners are selling it:As a going concern:  In this instance you are buying the business, so it is the business you evaluate: assets, liabilities, revenues (historical: 3 - 5 years), operating costs (historical: 3-5 years), future financial projections, goodwill, etc.    

A great way to network and meet people in your local community is to attend in person meet ups.

Even if you create a non-CA LLC, if you are managing the business from California, you will likely be deemed to be "doing business" in California and therefore likely subject to CA taxes.

The pickleball court would be the lowest cost but on a hot day people want a nice pool.

I also enjoy designing people's homes mainly friends and family and I love renovation projects! 

It would be great to get some advice and ideas from a bunch of different people to see if anyone has started out this way or has any advice, dos, or dont's.

When i listed this property, it appears it was a big issue to a lot of people.

There is significant risk to this business and people generally only want to show one side of the coin.
