Sadly, I watch people who even burn out with this few prospects to manage.

So sell the truck, pay off the credit cards, Buy a 10-15 year old Ford F250 or F350 with a gas engine (they are cheap because everyone wants a diesel) Buy a duplex and rent out one side, The rent from the one side should cover most or all of the mortage.  

I see you are an engineer in healthcare,  reach out to one of your trusted architects or code guys and talk with them as well. 

Put an clause in the contract that lets you back out if there is an unsatisfactory environmental study, then hire a engineer to do a "Phase 1", that will tell you what you need to do more tests for.

When I was tweaking my BP profile, I noticed that there were occupation labels for Architect, Contractor, and other real-estate-related design/construction professionals, but there was not one for Engineer.I submitted a request via the Contact Us link to add an Engineer label.

This park is a dump and is on a lagoon, so currently that would drive a higher cap I imagine.4) I've thoroughly investigated the lagoon issues with calls to MPCA, wastewater engineers, and the excavation company that has been servicing the property.
