Hey Team-As a buyer, would you include a personal letter along with all the state required notification letters explaining your general plans for the park?

All you really need is a one-page letter saying you are taking over management, how they should pay rent and how to contact you for maintenance issues.

Pay over, high EMD, small inspection window or no inspections, As Is, appraisal waiver or gap, have letter reach out to the agent, show POF, fast closing, and build rapport with the agent

I also handwrite a letter to the seller and include that in my offer. 

A year later, we bought a single-family home a block away for $120k that we renovated and rented out.

It is right across the street from the beach (you can walk to it in less than 30 seconds), so it is very close, but one building in front blocks most of the view of the beach.
