My home is now up for sale by owner through flat fee MLS.

The flat roof has been replaced and the old AC is gone off the roof.  

For future reference here are some other issue that could give you problems with insurance on rental properties:- Knob & Tube or Aluminum wiring- Fuses - less than 100 amp service- flat roofs- tenants with dogs like pit bull or Rottweiler - branches overhanging the house- broken/Cracked driveways or walkways- Decks or stairs with out railings.- lead paint- galvanized pipes- flat roofs- in ground tanks (active or inactive)- pools- trampolines- EFIS and or asbestos siding/shingles- wood or pellet stoves (may be ok if installed by licensed contractor)Not all of these are problems with every company.  

My wife and I got start by buying and living in a 3 flat.  9 months later we were able to buy another 3 flat and owner occupy that one as well.  

This provider is trying bake the cake and eat it too.

We bought a 3-flat a year and a half ago, fixed it up, live in one unit and cash flow with two rented.

@Tyler Ansell  Hi Tyler, I closed on an FHA 3 flat earlier this year.  

Don't get weird floor plans (round houses, houses where you must walk through a bathroom to get to a bedroom, flat roof houses). 

My wife and I are house hacking our 2nd 3 flat over the last 15 months.  

Now there may be periods of flat rents so you would not be able to use it to predict annual cash flow but you CAN identify areas where the rent growth rate will result in more profit over time.
