Whats up People,I'm new to this website so I don't know how many people are going to view this topic.

I wanted to get some conversation going about the "4 Loan" rule that the lenders are sticking with at the moment.Keep in mind that I am talking about direct lenders/mortgage brokers, not hard money or other more creative owner financing in this topic.

I do remeber part of our conversation, and if I remember correctly, the topic was based on someone "flipping" the property to someone else but never taking ownership.

I could go on and on about this topic but the bottom line is that pocket lists as such are generally no better deal than MLS listed properties.

Much more important topics to discuss in my opinion.

There are hundreds to thousands of important posts, and to make them all sticky would simply overwhelm the forums.We're absolutely open to suggestions as to other ways to emphasize important topics.

Cash flow is an interesting topic.
