@Jessica Seppo, Not to muddy the waters on you even more but.....You can actually take advantage of both the sec 121 exclusion and take up to the first $500K in gain tax free. 

I am thinking (and correct me if I am wrong) since I rent the rooms I should include the following: (excluidng the mortage, insurance, and taxes)- water-electricty-WIFI- TV cable- secruity footage

Ideally, land has easy access to water, sewer, electricity, but not a hard requirement.

I have worked with structural engineers on fire guts, handled mold remediation, and repaired water damaged properties.

My three issues with the house are, one the roof needs to be replaced (it’s 15-20 years old and has moss growing all over it), second issue is the eaves troughs are overflowing with leaves and stuff (if this has been a standard practice over the 50 years they owned it this is a bit of a concern with water likely running right down to the foundation of an already old house, the third issue is the tax assessed value is 37k so if I buy it for 160k won’t the tax assessed value go to around 80k meaning my tax is going to double roughly?

I'd look at buying a home warranty as insurance in case one of the major items (hot water heater, dishwasher, HVAC (hopefully, but you'll have to beg) goes out.

I figured as much with the larger cell towers, hence my interest in smaller "rooftop/water tower antenna" cell sites (please correct me if I'm using the wrong terminology).

Moreover, one can put a dipstick in the tank coated with a water-sensitive paste to see if there is water in the tank. there is some condensation that is normal but if there is alot of water in the tank, it means the tanks contents could have leaked out.

But for the most part, we'd use a property manager.As for the investor, we plan to go on title and bring our own capital for our first deal just to test the waters and see how things go.
