In my state, if a tenant moves out before their lease is up, I can continue to charge them rent until I find a new tenant, I can charge them costs of acquiring a new tenant (such as advertising fees).

I know a lot of people on BP say that winter is a terrible time to find tenants but I have found if you advertise well and have a good unit that really has not been a problem.
