When neighbors complained about the lawn when grass grew to almost a foot tall, I paid him a visit, and found the once clean shaven man I once knew had a beard over a foot long and had not had a haircut for a good six months.

The purpose of my trip is actually two-fold - I will be spending 2 days purely for leisure doing some sightseeing and I will have 3 days with property visits and meetings.

@Abi O. - Your agent should be able to provide guidance, in my state just because something is past the end of it's useful life doesn't make it part of the items we can request repairs for. 

The costs of concrete, site work, utilities, permits, licensed tradespeople, heating systems, button-up, garages/decks, etc will blow you away.
