The cap would have to increase substantially for me to take that on more than sellers are willing to bare.

Often the contracts sent to title companies are bare boned when subject to financing, owner financing, or anything out of the ordinary is included.  

I'm will not take the first one the just barely meets our requirements.

I was just barely over the 50k upper limit at the time.

It may be a high paying barely part-time job, especially when you only have one or two, but it is a job that involves work.
