This is a very good point, some of the land is wooded but one idea I had was building a tiny home in a cabin style somewhere on the property , and using it as a STR. it was further thought about as over the weekend I just stayed in something like that!

A quick and dirty method is to push on the siding and feel for deflection (suggesting weak, termite-ridden wood behind).Even if you end up putting 50k into it and end up with an ARV of 350 at the time you put it on market, its likely still worth a go (though you may want to add a second bath.....)

I buy all kinds of crap (one had dog hoarding and was a total biohazard situation, had to be stripped to the studs and all the subfloor wood sealed) and the worse the situation, the better the spread -- USUALLY.

(and by the way they were always unfair....one time they put up all new brick homes with garages...when mine was a beat up wood house with no garage....I won that battle...got about $40,000 I think knocked off the value.)

The email basically applied that we are responsible for buying all necessary resources such as wood, tools, etc and putting up everything then we had to take it back down and plug all the drill holes once this hurricane passed.
