Would a 'hybrid' structure work better... where you offer a fixed rate + some kind of equity kicker?

She visited NYC for a few days last week but no luck and now her search is online since she is back in the City by the Bay.

Not necessarily cramming all kinds of knowledge down your throat, but how to actually PASS the test.  

I’m taking notes on all kinds of stuff for my business plan for doing RE investment while minimizing risk as much as possible.

Is there any kind of rule of thumb for that?
