It is a 7.5 acre lot with 1 manufactured home, 1 stick built home, and three mobile homes which are all currently occupied by long term tenants.

I found a mobile home lot that can hold up to 15-16 mobile homes and comes with 3 on site.

I ran the numbers on this mobile home park but I am not sure an investor would find it attractive. 100k down for only 700 a month cash flow on a 50/50 split. 

Are the moving expenses I incurred for moving mobile homes to my property for rentals to be expensed or capitalized on my tax return?

Looking for a CPA with RE expertise, particularly with either mobile home park specific experience or Series LLC experience.  

Personally, it took me almost a year to find and close on my first mobile home deal.

We are in CA and have a Nevada based Series LLC for a mobile home park we own in the midwest. 

Now I’m a syndication investor preparing for next downturn through mobile home park investing.
