We must have vastly different ideas of "smooth and seamless" :D  - I can't envision purchasing a duplex full of deadbeats unless I was getting it for almost free.

And each unit has it's own W/D...I'm not sure I'll be able to find a place where my expenses towards it would only be $800/mo with and FHA loan.

I haven't been able to get a truly straight answer to this question, so I'm posting this in the forum to see if anyone has clarity on this topic...If several investors (define several as 6 or less) want to go in together and buy a property for long term investment, do they need to file Reg D paperwork, or can they simply own units in the LCC?

If deducted from purchase price its not a closing cost, Lenders policy seems quite expensive, on the $405K deal it was $278 here, and Owners was $9oo something,  an seller pays for it except for some REOs, D you have to put Home Owners Ins on the HUD?

I have only done that once and all I did was ask what they were asking for rent and the person volunteered the specifics of the rental (ie w/d, sq ft, etc) without me asking any further.I also tap the Property Managers in the area, who better than them to give this information.
