You want to rule out needing a variance unless this is a large property and the change would significantly increase the value of the property and/or rental income.

Definitely check their ID (FB is full of fake profiles) and screen thoroughly.... many, many scams out there right now.

It's likely you will have to redo most of their work when you get it checked as you don't want an inferior product out there if you are selling or renting it.
