Hi @Husnain B Hassan there is "as little down payment as possible," and there is also "leaving as little cash in a deal as possible when you're done" (see below.) 80-10-10 might not be much cash down, but it's still expensive in the long run because of the financing and possibly PMI costs, and also because you've added 90% of the financing to the debt side of your personal balance sheet.

I purchased a property for$ 105,000 , single home in a B/C neighborhood, 3/ 2 , large lot, it will need at least $ 20,000, ARV $ 145,000. houses like this ones are for sell around 175,000 to $ 180,000 .

I purchased this c. 1875 building in September from a slumlord for $520,000 ($43K/unit) and began what I knew would be a serious overhaul to double rents from $700/unit/month to the going market Class B+ apartment rate of $1300/unit/month. 5 months and $250K of rehab expenditures later, the building is completely re-wired and the 12 renovated units are tenanted at rents meeting my projections.
