What if the tenant causes a huge mess and then disappears to stick you with the cleanup?

Chris has a great post discussing TK: https://www.biggerpockets.com/renewsblog/mastering...My concern as a new investor is the long term performance of these types of investments. 1) Who has purchased something TK and would be willing to share actual vacancy, maintenance, cash flow, appreciation (if you've had it long enough), etc.? 

@Namit Raisurana, on the surface of it, are you sure you need to concern yourself over $3,500 (0.7%), when it'll get you double the amount you'd get otherwise?

Attorney says - the title will have both the names.. though we have not seen the title..But my partner is very concerned.

Your concern is who is on the deed and who is on the note/mortgage. 

A website and stuff should not be a primary concern, getting your information to motivated sellers should be.

In keeping up with my score on Credit Karma, yesterday I had the shock of my life ... my score dropped down to 634 within the past 2 weeks :(  I let a cell phone bill of $98 hit my credit report, which I believe caused the dive (paid it off yesterday). 

@Robert Kennedy, sometimes the delay is caused by there being people ahead of you in line, who previously requested a price quote.
