As everyone is getting for the holidays to ramp up and the new year to turn, I want to give some insight into a simple thing that me and my team have been doing to increase our ROI by about 10-15% each month.  

Rents increased about 5% per year, and when you take 5% on $3,800, that's almost a $200 per month increase for the year!

.: I haven't passed this past legal review so for what its worth: Part of my standard requirements for everyone include income is at least 3X rent, minimum credit score, say 640, Clean record and no evictions as well as deposit is paid in full at signing of lease and 1st month rent is paid in full prior to handing over the keys.

They say that their customers see a 30% increase in revenue but they don't make any guarantees.   

I've added a few things for very minimal cost that guests really love and increased revenue ~34% year over year.

If so, you will need to apply for a change of number of bedrooms on the standard CHA rent increase form.

All that being said, it might not be worth the cost of putting in parking, just be aware on the front end that you’re reducing your end buyer/rental pool by not having it.
