I am taking this slow and have viewed only one potential home so far, just to get my feet wet and allow my wife to participate and provide input.

I'm only here temporarily, less than 1 year, but I think it would be a good opportunity to get my feet wet on a property <$100k.

No keys, although in really wet locations get something marine grade.

I'm also on the same boat from Calgary and looking to dive in and get my feet wet.

The one I bought is %100 move in ready, and it is meeting the 2%, plus I already have a qualified tenant set up, so I thought it would be a good home to jump in on, and get my feet wet.

After visiting potential prospects and running dozens of number it gets discourging and maybe a bit impatient to land that first one and get your feet wet.
